A preliminary exchange with you...

Will allow us to inform you of the real estate marketplace and its features before working out the feasibility of your project in this respect. Then knowing everything about you: After a blow-by-blow questionnaire, we will draw up your search criteria. This will let us know you better, do not hesitate to provide us with pictures of your home and the architectural style you enjoy best. We will make sure to draw up the list of all your dislikes! So, your home hunter will be able to prioritize all your wishes, which will make up your specifications. These specifications will be evolving, as they will be updated after each visit or visit report.

We formalize our relations

By means of a renewable three-month exclusive search mandate, which will be attached to the specifications and will include the amount of our fees. According to the said mandate, we will become your sole interlocutor fully dedicated to your search. Our fees will only be due when your project is successful and after signing the authentic deed before the notary. Nothing will be paid for before you get your property or in case the search were to failure.

Searching for you

As soon as you have vested us with a mandate, we launch our searches by:

- canvassing towards agencies, notaries, private individuals, estate agents, liquidator proxies of the French Riviera, ... going through advertisements in the specialized press, weekly and daily local newspapers, on the internet, etc…
- keeping in contact with owners if your search concerns a well-specified area,
- and putting in place a warning network for all properties likely to meet your expectations.

Reporting to you

At the close of our searches, we will visit the properties we have selected according to your specifications; your home hunter will send you (by mail, fax, or telephone, at your convenience) a weekly report, even daily if need be, of the status of our search. As for the properties that we think correspond to at least 60% of your search criteria, we will send you a detailed file including, more particularly, the pictures and features of the property (location, sunshine, surface area, condition, advantages and drawbacks, our opinion, the price, the negotiating range, etc). If one of our pre-selections suits you, then we will make an appointment according to your schedule and we will go onto the spot together. To spare time and moves for you, we can arrange several appointments in one or two days.

And your dream comes true

As soon as your heart is hit, your home hunter will negotiate by your side and assist you to make a bid to the owner or his representative, after consulting beforehand and prior to any commitment a few documents which will save you any disillusions or nasty surprises (Carrez law, declaration of co-ownership, local taxes and costs, etc.). Our mission as property hunter will not stop there yet, as we will assist you till you sign the authentic deed before your notary and ensure the all paperwork (and financial, if need be) follow-up of your file. We will also be able to suggest legal or financial professionals for a special master plan with a view to your acquisition on the French Riviera or even local craftsmen likely to undertake refurbishment works.
