What is the difference between a Home Hunter and a traditional Real Estate Agent?

This business is a new branch of the real estate agent’s and it is bound to the same rules imposed by Hoguet Act. The major difference lies in the fact that this business is wholly and exclusively dedicated to the purchaser.

Only property search mandates are therefore accepted, unlike the sales mandates which are not. The home hunter has thus no "stock" of real estate property to sell and therefore, can freely prospect the entire estate marketplace.


Is it more pricey than turning to an Estate Agent ?

Not at all. Two situations are to be considered :

- Should the property be dealt through an estate agent, it will cost you nothing, the transaction fees, will be borne by the vendor and thereafter shared out between the said estate agent and ourselves. No double fees will be charged.


What happens if search fails ?

Should you not find the property suiting your criteria after three months time search, the mandate can be renewed so as to carry on searching.

Should you not wish us to carry on searching, our mission will come to an end and no remuneration will be claimed. We will only receive fees in case you purchase the property thus when the outcome is successful.


What guarantees do you have ?

We cannot assure to bring your project to a successful close as we are under no obligation of outcome. On the other hand, we are under an obligation of means thus letting us produce the right proof and by providing a large number of reports. You can also rely on our efficiency and professionalism :

- we are holders of a professional licence issued by the Prefecture and based on a qualification,

- we are covered by the FNAIM guarantee fund, which was set by real estate professionals, intended for real estate professionals and complying with the provisions of Hoguet Act in terms of financial security and general professional liability coverage,

- And we joined Fédération Nationale de l’Immobilier (FNAIM), which is the first real estate professionals’ organization in France.
